Uniplaces emails you the moment a tenant submits a booking request, and you can opt in to receive an SMS as well. You then have 48 hours to accept, decline or suggest new dates; if you do not respond, the request expires and the tenant is not charged. You can also check all pending requests at any time from your Personal Dashboard.
How you’re notified
When a tenant sends you a booking request, Uniplaces sends an email notification immediately to your registered email address with the full details of the request. You can also opt in, under your notification settings, to receive an SMS when a request arrives.
You have 48 hours to respond from the moment the request is sent. If you do not respond within that window, the request expires automatically and the tenant is not charged. Make sure your notification settings are active so you never miss a request.
Where to see booking requests
All pending booking requests are visible in your Personal Dashboard. Log in at ap.uniplaces.com and go to Bookings to see a full list of pending, confirmed and past requests. Select any request to view the full details and respond.
You can also reply directly from the notification email — click the link in the email to go straight to the request in your dashboard.
What information does the request contain?
When you open a booking request, you can see:
- Tenant name and profile — their name, profile photo and short bio
- Tenant type — whether they’re a student, Erasmus participant, intern or young professional
- Proposed dates — their requested move-in and move-out dates
- Personal message — a short introduction from the tenant
If you have enabled the “Talk to the landlord” option on your listing, tenants can message you before booking; otherwise, direct contact opens once the booking is confirmed (you accepted and the tenant’s payment went through). If you have questions about a specific request in the meantime, contact the Uniplaces support team and they will get in touch with the tenant on your behalf.
You can also require character references or guarantor information from the tenant before accepting a request. If you do, the tenant is informed of the requirement.
How long do you have to respond?
You have 48 hours to accept, decline or suggest new dates for each booking request. If you do not respond within this window, the request expires automatically — the tenant is not charged and your listing remains available.
Before you accept, check that the price, availability and facilities on your listing are correct. Once you accept and the tenant’s payment succeeds, the booking is confirmed and you are bound to provide the accommodation for those dates, at the listed price, with the property not materially different from your listing. See How Long Do I Have to Accept a Booking Request?.
Worth knowing: your response rate is tracked by Uniplaces. Tenants can filter for landlords who answer within 12 hours or who have a high response rate, and a quick response increases the chance that the tenant is still available — tenants can send requests to several listings, and once another landlord accepts one, the tenant’s other pending requests, including yours, are cancelled automatically.
What happens if you miss the deadline?
If the 48-hour window passes without a response, the booking request expires. The tenant receives an automatic notification and is free to search for another listing. The tenant is not charged for an expired request: a temporary authorisation was placed on their card when the request was sent, and it is released by their bank once the request expires.
Consistently missing deadlines lowers your response rate, which tenants can filter by.
If you know you’ll be unavailable for a period, update your availability calendar to block those dates and prevent new requests from coming in. See How to Update Your Availability Calendar.

Frequently asked questions
Can I turn off booking request email notifications?
You can manage your notification preferences from your Personal Dashboard under Account Settings. However, we strongly recommend keeping email notifications active — missing a booking request means a potential tenant moves on to another listing.
Can a tenant send me a message before sending a booking request?
Yes, if you have enabled the “Talk to the landlord” option on your listing — tenants can then message you before booking. Otherwise, tenants can contact you directly once the booking is confirmed; before that, enquiries go through the Uniplaces support team.
What if I receive multiple booking requests for the same dates?
You can receive multiple requests for overlapping dates. Once you accept one, the others for the same period are automatically declined and those tenants are notified. Review requests in order of arrival and respond to the most suitable one first.
Can I see a tenant’s full profile before deciding?
Yes — when you open a booking request you can see the tenant’s name, profile photo, bio and tenant type (student, Erasmus participant, intern or young professional). You won’t have access to their contact details until after the booking is confirmed.
Is the tenant charged when they send the request?
No. The tenant provides payment details when sending the request and a temporary authorisation is placed on their card, but the payment is only taken after you accept. If you decline or the request expires, nothing is charged and the authorisation is released by the tenant’s bank.
