How to Update Your Availability Calendar

Keep your availability calendar up to date so that tenants only request dates you can actually accept. Open your listing in your Personal Dashboard, select ‘Availability’, and block or open dates in seconds — changes apply to your listing immediately. Once you accept a request and the tenant pays, you are bound to those dates, so check the calendar before you accept.

Step 1 — Log in and go to your Personal Dashboard

Log in to your landlord account and open your Personal Dashboard.

Step 2 — Select your listing

Select the listing you want to update from the Listings section.

Step 3 — Click ‘Availability’

Click ‘Availability’ to open the calendar view.

Step 4 — Block or open dates

Click on individual dates or select a range to block or open them. Blocked dates appear in a different colour — tenants cannot send booking requests for those periods.

Step 5 — Save changes

Click Save. Your updated availability is reflected on your listing immediately.

What if a step doesn’t work?

  • Dates not saving — make sure you click Save after making changes. If the issue persists, try a different browser or clear your cache.
  • Calendar not reflecting confirmed bookings — confirmed booking dates are blocked automatically. If a confirmed booking period still appears as available, contact the Uniplaces support team.

Why keeping availability updated matters

An outdated calendar is one of the most common causes of wasted time for landlords on Uniplaces. If your listing shows dates as available that are actually taken, tenants send booking requests you will have to decline. Respond to every request within the 48-hour window you have to accept or decline it (after that it expires) — an accurate calendar means you are only fielding requests you can accept.

Update your calendar as soon as your availability changes — whether that is a confirmed booking on another platform, renovation work or a personal reservation. Tenants in high-demand cities like Lisbon and Barcelona move fast.

Check before you accept

Before accepting any booking request, check that the price, availability and facilities on your listing are correct. Once you accept and the tenant’s payment succeeds, the booking is confirmed and you are bound to provide the accommodation for those dates, at the listed price. If you then cancel, the tenant is refunded in full — the first rental payment, the service fee and any holding deposit (a sum some listings charge to reserve the accommodation) — and it may result in restrictions on your account.

How to set minimum and maximum stay

You can set minimum and maximum stay requirements directly in the Availability section of your Personal Dashboard. These settings filter out tenants whose dates do not match your requirements, saving you from reviewing requests you would have to decline anyway.

The minimum stay on Uniplaces is 28 days. You can set a longer minimum for your listing — if you only want longer stays, set a higher minimum to attract tenants looking for a longer tenancy.

iCal sync for automatic calendar management

If you list on multiple platforms — Airbnb, Booking.com or others — iCal sync imports your external calendar into Uniplaces, so dates booked elsewhere are blocked on your Uniplaces listing without manual updates. Syncs run on a schedule, not in real time, so there can be a short delay; for urgent changes, update your Uniplaces calendar manually.

To set it up, go to ap.uniplaces.com/listings, choose your listing, click Edit → ‘Update the Availability’, paste your external calendar link, then click ‘Sync calendar’ and ‘Save it’. See How to Sync Your Listing Calendar with iCal for the full setup guide.

Note that if a listing is in an Exclusivity Period — you have activated the Essential Package on it, committing to let it only through Uniplaces — you may not market it on other platforms while the period lasts.

When to contact Uniplaces support

  • A confirmed booking period still shows as available on your calendar
  • Your calendar changes are not saving after trying a different browser
  • You have accepted a request for dates that are no longer available

Frequently asked questions

Does Uniplaces automatically block dates when a booking is confirmed?

Yes — when a tenant’s booking is confirmed, those dates are automatically blocked on your Uniplaces calendar. You do not need to update the calendar manually for confirmed bookings on Uniplaces.

Can I reopen dates after blocking them?

Yes — click on any blocked date in your calendar to unblock it. Changes take effect immediately. You can also select a range to unblock multiple dates at once.

What happens if I receive a booking request for dates I’ve since blocked?

If a tenant sent a booking request before you blocked the dates, the request still appears in your Personal Dashboard as pending. Decline it within the 48-hour window and select a reason; the tenant is not charged for a declined request. To avoid this, update your calendar as soon as dates become unavailable.

Can I set different prices for different availability periods?

Uniplaces uses the price set on your listing. If you want to adjust pricing for specific periods, update the rent in your listing settings. Price changes apply to future bookings only — a confirmed booking keeps the price the tenant booked. Contact the support team if you need help with seasonal pricing.
