Publishing a listing on Uniplaces takes about 15 minutes. Add your property details, photos, price, availability, cancellation policy and the payments the tenant will make to you directly — Uniplaces reviews your listing within 24 hours (slightly longer in peak periods). Listing is free; you pay a commission on every confirmed booking (one you have accepted and the tenant has paid for), deducted from your first transfer.
Step 1 — Create your landlord account
Go to uniplaces.com and sign up as a landlord. If you already have a tenant account, you can use the same login.
Step 2 — Click ‘New Listing’
From your Personal Dashboard, select ‘New Listing’ on the right side of the header menu.
Step 3 — Fill in your property details
Add the property type, size, location, amenities, house rules and a description. You are responsible for the content of your listing: Uniplaces does not verify the information you upload unless it expressly says so, and once a booking is confirmed you are bound to provide the property as described. The more accurate and detailed your listing, the better it can perform in search results — and the fewer problems at move-in.
Step 4 — Add your photos
Upload a minimum of 5 photos. Include the bedroom, bathroom, common areas and any outdoor space. Photos are a guide for tenants of what the property looks like, but the property, its condition and its facilities must not be materially different from what your listing shows.
Step 5 — Set your price, availability, minimum stay and cancellation policy
Enter your monthly rent, available dates and minimum stay. The minimum stay on Uniplaces is 28 days; you can set a longer minimum for your listing. Add any rules around pets, smoking or overnight guests.
Choose a cancellation policy — Flexible, Moderate, Strict or Non-refundable. It determines how much of the first rental payment the tenant gets back if they cancel before the contract start date. If you do not choose one, the Moderate policy applies by default.
Step 6 — Set out what the tenant pays you directly
The first rental payment, the Uniplaces service fee and, where your listing has one, the holding deposit (a sum that reserves the accommodation; not a damages deposit) are paid through the Uniplaces checkout. Everything else — the security deposit, any admin fee, bills, rent paid in advance and monthly rent from month two — is paid by the tenant directly to you, once the booking is confirmed.
Your listing defines these payments. State each one, and its amount, in the Services and Expenses section or the rental conditions before you publish. The tenant is only expected to pay what is stated on the listing: do not ask a tenant for any payment before the booking is confirmed on Uniplaces, and do not ask for anything that is not on your listing.
Step 7 — Submit for review
Click ‘Create listing’ to submit. Uniplaces reviews new listings before they go live.
What if a step doesn’t work?
- Photos not uploading — check the file format (JPG or PNG) and that each photo is under the maximum file size. Try uploading one at a time if the batch upload fails.
- Location not found — type the full street address including city and postcode. If it still doesn’t resolve, contact the Uniplaces support team for manual assistance.
- Submission button greyed out — a required field is likely incomplete. Scroll through each section and check for any fields marked in red.
How long does review take?
Uniplaces reviews new listings within 24 hours. During peak periods — typically July to September — review may take slightly longer. You’ll receive an email once your listing is approved and live.
While your listing is under review, you can continue to edit the details, add photos or update your availability from your Personal Dashboard. Changes made before approval are included in the review. Review does not mean Uniplaces has verified your listing’s information — that remains your responsibility.
What happens after approval?
Once approved, your listing goes live and is visible to tenants searching in your city. You have 48 hours to accept or decline each booking request. Once you accept a request for a specific period, all other requests for that same period are automatically declined. Before accepting, check that the price, availability and facilities on your listing are correct: once you accept and the tenant pays, the booking is confirmed and you are bound to it.
Keep your calendar up to date, your photos current and your description accurate. Listings with complete profiles and fast response rates can appear higher in search results.
Commission and Rent Guarantee
Listing is free. On every confirmed booking Uniplaces charges a commission — a percentage of the booking value plus VAT, shown when you set up the listing — and deducts it from the first transfer it makes to you. If the tenant cancels, the commission is deducted from whatever you receive under your cancellation policy.
If you activate the Essential Package on a listing in your dashboard, that listing enters an Exclusivity Period — a period in which you let it only through Uniplaces — and bookings accepted during it are covered free of charge by the Uniplaces Rent Guarantee, which covers early departure by the tenant. During the Exclusivity Period you may not market the listing elsewhere or let it other than through Uniplaces. See What Is the Uniplaces Rent Guarantee?.
Two things to know before you publish
- Your listing may be reposted elsewhere. Uniplaces may republish your listing content on other websites, such as OLX, Gumtree, Craigslist and Idealista, to reach more tenants.
- Bookings stay on Uniplaces. Once a booking request is accepted, neither you nor the tenant may take the booking off the platform or arrange it directly.
Frequently asked questions
Can I list more than one property on Uniplaces?
Yes — you can add multiple listings to the same landlord account. From your Personal Dashboard, select ‘New Listing’ to add additional rooms or properties. Each listing is reviewed separately.
Can I edit my listing after it’s been approved?
Yes — you can update your listing at any time from your Personal Dashboard. Significant changes — such as price updates or major description edits — may be reviewed before they go live. Changes apply to future bookings only; a confirmed booking keeps the price and conditions the tenant booked.
Is there a minimum stay requirement?
Yes. Bookings on Uniplaces are for 28 days or longer. You can set a longer minimum stay for your listing during listing creation.
Do I have to choose a cancellation policy?
You should. If you do not select one, the Moderate policy applies to your listing by default.
Can I list a room in my own home?
Yes — if you live in the property, mention that you are a Resident Landlord in your listing description. If you live with family members or have pets, include this too so tenants know what to expect before booking.
