Keep your availability calendar updated to avoid expired or conflicting booking requests. Select ‘Availability’ in your dashboard to block or open dates in seconds.
How to update your availability calendar
- Log in and go to your Personal Dashboard.
- Select your listing from the Listings section.
- Click ‘Availability’ to open the calendar view.
- Block or open dates by clicking on individual dates or selecting a range. Blocked dates appear in a different color — tenants cannot send booking requests for those periods.
- Save changes — your updated availability is reflected on your listing immediately.
What if a step doesn’t work?
- Dates not saving — make sure you click Save after making changes. If the issue persists, try a different browser or clear your cache.
- Calendar not reflecting confirmed bookings — confirmed booking dates are blocked automatically. If a confirmed booking period still appears as available, contact the Uniplaces support team.
Why keeping availability updated matters
An outdated calendar is one of the most common causes of wasted time for landlords on Uniplaces. If your listing shows dates as available that are actually taken, tenants send booking requests you’ll have to decline. Each decline affects your response rate score and your listing’s visibility in search results.
Update your calendar as soon as you know your availability changes — whether that’s a confirmed booking on another platform, renovation work or a personal reservation. Tenants in high-demand cities like Lisbon and Barcelona move fast, and an accurate calendar means you’re only fielding requests you can actually accept.
How to set minimum and maximum stay
You can set minimum and maximum stay requirements directly in the Availability section of your Personal Dashboard. These settings filter out tenants whose dates don’t match your preferences — saving you from reviewing requests you’d have to decline anyway.
A minimum stay of one month is standard on Uniplaces and aligns with the platform’s medium-term rental focus. If you’re open to longer stays only, set a higher minimum — this attracts more stable, long-term tenants and reduces turnover.
iCal sync for automatic calendar management
If you list on multiple platforms — Airbnb, Booking.com or others — iCal sync connects all your calendars automatically. When a booking is confirmed on one platform, the dates are blocked across all connected calendars without any manual action needed.
Go to Availability → iCal sync in your Personal Dashboard to set this up. See How to Sync Your Listing Calendar with iCal for the full setup guide.
Frequently asked questions
Does Uniplaces automatically block dates when a booking is confirmed?
Yes — when a tenant’s booking is confirmed, those dates are automatically blocked on your Uniplaces calendar. You don’t need to update the calendar manually for confirmed bookings on Uniplaces.
Can I reopen dates after blocking them?
Yes — click on any blocked date in your calendar to unblock it. Changes take effect immediately. You can also select a range to unblock multiple dates at once.
What happens if I receive a booking request for dates I’ve since blocked?
If a tenant sent a booking request before you blocked the dates, the request will still appear in your Personal Dashboard as pending. You’ll need to decline it manually. To avoid this, update your calendar as soon as possible when dates become unavailable.
Can I set different prices for different availability periods?
Uniplaces uses the price set on your listing. If you want to adjust pricing for specific periods, update the rent in your listing settings. Contact the support team if you need help with seasonal pricing strategies.
