Does Uniplaces collect the deposit?
No — the security deposit is always paid directly by the tenant to you on move-in day. It is not processed through Uniplaces. The only deposit that goes through Uniplaces is the holding deposit, which is a separate charge that applies to some listings and is non-refundable on cancellation.
Because the security deposit is handled outside the platform, it’s important to agree on the amount and payment method with your tenant before the booking is confirmed — and to get written confirmation of the payment when you receive it.
How to request a deposit
Include the security deposit amount and terms in your listing details so tenants can see it before booking. When communicating with your tenant before move-in, remind them of the deposit amount and confirm how and when it should be paid.
Always ask for the deposit on move-in day. Do not accept the deposit before move-in — if the booking is cancelled before the tenant arrives, a deposit received in advance creates a refund obligation that can be difficult to resolve.
How much should the deposit be?
The appropriate deposit amount depends on local law and the type of property. In most European countries, the security deposit is capped by law:
- Portugal — typically 1–2 months’ rent for medium-term rentals
- Spain — 1 month’s rent for residential rentals (fianza)
- Italy — typically 1–3 months’ rent

How to hold the deposit legally
