My Tenant Wants to Leave Early — What Should I Do?

If your tenant is leaving before the end of their contract, tell Uniplaces the new move-out date straight away so the booking can be updated.

Tell Uniplaces the new move-out date

As soon as your tenant confirms they are leaving early, contact the Uniplaces support team with the new move-out date. This is the step that matters most — the booking needs to be updated on the platform so the dates on record match what is actually happening.

Until Uniplaces has the new date, the booking still shows the original one. An arrangement made only between you and the tenant isn’t reflected anywhere on the platform.

The security deposit

Early departure may give you grounds to retain part or all of the security deposit, depending on your rental agreement and local tenancy law.

Keep a clear record of what the tenant told you and of the dates involved, so you have documentation if the deposit is queried after they leave.

Rent for the rest of the stay

Any rent still due must follow exactly what your rental agreement sets out. The agreement is the reference point — an early departure does not change the payment terms that you and the tenant signed up to.

If you are unsure how your agreement applies to the remaining period, contact Uniplaces support before changing anything you charge.

Re-letting the room

Once the new move-out date is confirmed, update your availability calendar so your listing appears in search results again. The sooner you update it, the sooner new booking requests can come in. See How to Update Your Availability Calendar.
