If your tenant requests early departure, both parties must agree to new dates through Uniplaces. Your payment protection applies until the agreed end date.
What to do first — go through Uniplaces
If your tenant contacts you about leaving before their contract end date, do not agree to anything directly with them outside the platform. All early departure arrangements must be processed through Uniplaces to ensure your payment protection applies throughout.
Contact the Uniplaces support team immediately and explain the situation. The team will facilitate the conversation between you and the tenant and ensure the correct process is followed.
Your rights as a landlord
You are not obligated to agree to early departure. Your rental agreement runs until the confirmed end date, and your payment protection applies for that entire period. If you choose not to accept early departure, the tenant remains liable for rent until the original end date.
If you do agree to early departure, Uniplaces will update the booking dates officially. Never agree to a new end date through private messages or phone calls alone — it must be documented through Uniplaces.
How early departure is processed
- Tenant requests early departure
- You contact Uniplaces support to report the request
- Uniplaces facilitates the agreement between both parties
- If agreed, Uniplaces updates the booking end date officially
- Any financial implications — remaining rent, deposit — are handled according to your rental agreement and local law
What happens to remaining rent?
If the tenant leaves before the agreed end date, they remain liable for rent until the new agreed end date. If no early departure is agreed, they remain liable until the original end date.
If Rent Collection is active, Uniplaces will adjust the payment schedule to reflect the updated end date once the change is officially processed through the platform.
Security deposit implications
Early departure may give you grounds to retain part or all of the security deposit, depending on your rental agreement and local tenancy law. Document everything — the tenant’s request, the agreed dates and any financial arrangements — through Uniplaces so you have a clear record if a deposit dispute arises at move-out.
How to find a new tenant quickly
Once the new end date is confirmed, update your availability calendar immediately so your listing appears in search results again. The sooner you update it, the sooner new booking requests can arrive. See How to Update Your Availability Calendar.
Frequently asked questions
Can I charge a penalty for early departure?
Whether you can charge a penalty depends on your rental agreement and the tenancy laws in your country. Contact the Uniplaces support team and seek local legal advice before applying any penalties. In most European countries, early departure penalties must be agreed in the original rental contract to be enforceable.
What if the tenant leaves without telling me?
Contact Uniplaces support immediately. Document the situation with photos and keep all communication records. The support team will advise on next steps and your options under local law.
What if I agree to early departure but the tenant changes their mind?
Any agreed changes processed through Uniplaces are binding. If the tenant wants to reverse a confirmed early departure, both parties need to agree again and the original end date reinstated through the platform. Contact support to manage this.
Does early departure affect my landlord rating?
Early departure is a tenant-initiated action and does not directly affect your landlord rating. How you handle the situation — responding quickly and working through Uniplaces — can influence the tenant’s review of their experience.
