Uniplaces offers three cancellation tiers: Flexible, Moderate, and Strict. Your refund eligibility depends on which policy applies to your listing and when you cancel.
The three cancellation tiers explained

The service fee is non-refundable regardless of the cancellation policy or when you cancel. Only the rent portion is subject to the refund tiers above.
Flexible policy
The Flexible policy gives you the most room to cancel. Cancel 30 or more days before contract start date, and you receive a full refund of the first month’s rent. Cancel between 15 and 30 days before contract start date, and you receive a 50% refund. Cancel less than 15 days before move-in, and no refund applies.
Moderate policy
The Moderate policy offers a wider full-refund window. Cancel 60 or more days before contract start date, and you receive a full refund. Cancel between 30 and 60 days before, and you receive a 50% refund. Cancel less than 30 days before contract start date, and no refund applies.
Strict policy
The Strict policy has the longest notice requirements. Cancel 90 or more days before contract start date, and you receive a full refund. Cancel between 30 and 90 days before, and you receive a 50% refund. Cancel less than 30 days before contract start date, and no refund applies.
Strict policies are typically set by landlords in high-demand markets — cities like Lisbon, Madrid, and Barcelona during peak season — where re-letting at short notice is difficult.
Non-refundable policy
Non-refundable listings offer no refund regardless of when you cancel — even if you cancel the same day you booked. These listings typically have the lowest advertised rent to reflect this restriction. Only book a non-refundable listing if you’re completely certain of your plans.
How to check which policy applies to your booking
The cancellation policy is shown on every listing page in the pricing section before you book. Once your booking is confirmed, you can also find it in your booking details in the Personal Dashboard.
Always check the policy before sending a booking request — particularly for Strict listings, where your refund window after confirmation is very short.
What if circumstances are exceptional?
In cases of serious illness, bereavement, natural disaster, or other force majeure situations, contact the Uniplaces support team directly. The team reviews exceptional circumstances on a case-by-case basis and may offer more flexibility than the standard policy allows. Supporting documentation will typically be required.

Can I negotiate the cancellation policy with the landlord?
Cancellation policies are set per listing and are part of the booking terms you agree to when sending a request. They are not typically negotiable. If a policy doesn’t suit you, look for a listing with a more flexible tier.
What if the landlord cancels my confirmed booking?
If the landlord cancels, you receive a full refund, including the service fee. Uniplaces will also help you find an alternative listing if the cancellation happens close to your contract start date. Landlords who cancel face penalties on the platform.
Does the cancellation policy apply to Instant Booking listings?
Yes — the cancellation policy applies to all bookings regardless of booking type. For Instant Booking listings, check the policy carefully before confirming, as payment is taken immediately and the standard refund windows apply from that moment.
When does my refund arrive after cancellation?
Refunds are returned to your original payment method. Card refunds typically take 5–10 business days to appear on your statement. Klarna refunds are processed through Klarna, and your payment plan is updated accordingly.
