Uniplaces Terms & Conditions for Tenants

Uniplaces Terms & Conditions govern how the platform works for tenants — covering booking rules, payment protection, cancellation rights, and data privacy.

What the T&Cs cover

The Uniplaces Terms & Conditions are the legal agreement between you and Uniplaces when you use the platform as a tenant. They set out the rules for how bookings work, what Uniplaces is responsible for, and what your rights and obligations are.

By creating an account and booking on Uniplaces, you agree to these terms. It’s worth understanding the key points before you book — particularly around payments, cancellations, and data privacy.

The full Terms & Conditions are available on the Uniplaces website.

Key tenant rights

As a tenant on Uniplaces, your key rights include:

  • Payment protection — your first month’s rent is held by Uniplaces and only transferred to the landlord 24 hours after move-in, giving you time to verify the property
  • UniTrust Guarantee — Uniplaces mediates disputes and can withhold payment if the property doesn’t match the listing
  • Cancellation rights — refund eligibility based on the cancellation policy applied to your listing
  • Data privacy — your personal data is processed in accordance with GDPR, and you have the right to access, correct, and delete your data
  • Right to dispute — you can raise a complaint with Uniplaces if you believe a landlord has violated the platform’s rules

Key tenant obligations

In return, you are expected to:

  • Provide accurate information — your name, contact details, and any information shared with landlords must be truthful
  • Pay on time — the first month’s rent and service fee are due at booking confirmation; subsequent rent is paid as agreed with your landlord
  • Respect house rules — you agree to the landlord’s listed house rules when you confirm a booking
  • Use the platform in good faith — not to circumvent the booking process, make fraudulent claims, or misuse the dispute system

What happens if terms are breached?

If Uniplaces determines that you have violated the Terms & Conditions, your account may be suspended or permanently closed. Serious breaches — such as fraud, misrepresentation, or harassment of landlords — may be reported to relevant authorities.

If you believe your account has been suspended incorrectly, contact the Uniplaces support team to request a review.

Where to find the full T&Cs

The complete Terms & Conditions are available on the Uniplaces website. You can also find links to them at the bottom of every page on the platform. If anything in the terms is unclear, contact the support team for clarification before booking.

Frequently asked questions

Do the T&Cs apply to Uniresidences bookings?

Yes — the Uniplaces Terms & Conditions apply to all bookings made through the platform, including Uniresidences. Individual Uniresidences properties may also have their own house rules and terms, which are displayed on the listing page.

Can Uniplaces change the T&Cs after I’ve booked?

Uniplaces may update its Terms & Conditions from time to time. Material changes are communicated to users in advance. The terms that applied at the time of your booking govern that specific booking — changes do not apply retroactively to confirmed bookings.

What if I disagree with a decision made under the T&Cs?

Contact the Uniplaces support team and explain your situation. If you believe a decision was made incorrectly, you can request a review. For serious disputes, you also have the right to seek resolution through your local consumer protection authority or courts.

Are the T&Cs available in other languages?

The Uniplaces Terms & Conditions are available in multiple languages on the platform. Check the language selector on the Uniplaces website to find the version in your preferred language.
