Uniplaces charges the first month’s rent plus a one-time service fee at booking. There are no monthly platform fees — after your first payment, you pay rent directly to your landlord.
What you pay at booking
When a landlord accepts your booking request, Uniplaces automatically processes two charges:
| Charge | What it is | When it’s paid |
|---|---|---|
| First month’s rent | Your first month’s accommodation cost | At booking confirmation |
| Service fee | One-time Uniplaces platform charge | At booking confirmation |
Both charges are shown clearly before you confirm your booking — there are no hidden fees added at checkout. The total amount is displayed on the booking summary page before you submit your request.
What is the service fee?
The service fee is a one-time charge paid to Uniplaces for facilitating the booking. It covers the platform’s services — verified listings, payment protection, the UniTrust Guarantee, and customer support throughout your stay.
The service fee is not a fixed amount — it is calculated based on your first month’s rent and varies by listing. You can see the exact service fee amount on the checkout page before you send your booking request. No surprises at payment.
What is the admin fee?
Some listings include an admin fee in addition to the service fee. This is a separate charge set by the landlord or property manager — it covers their administrative costs for processing your booking.
Not all listings have an admin fee. When one applies, it is displayed on the listing page alongside the monthly rent and service fee, so you can see the full cost before booking. [VERIFY: confirm when admin fee applies and who sets it]
Monthly payments after booking
After your first payment at booking, subsequent monthly rent payments are made directly to your landlord — not through Uniplaces. The platform is not involved in ongoing rent payments unless you use the Rent Collection feature.
If your landlord has enabled Rent Collection, your monthly rent is charged automatically through Uniplaces on your due date. This removes the need for manual transfers and ensures a clear payment record.
Summary table — cost breakdown example

Frequently asked questions
Is the service fee refundable if I cancel?
No — the Uniplaces service fee is non-refundable regardless of when you cancel or which cancellation policy applies. If you cancel your booking, any refund you receive applies to the rent portion only. The service fee is always retained by Uniplaces.
Are there any monthly fees for using Uniplaces?
No — Uniplaces does not charge tenants a monthly subscription or ongoing fee. The service fee is paid once at booking, and that’s it. After that, you deal with your landlord directly for ongoing rent.
Can I see all costs before I book?
Yes — the full cost breakdown, including the first month’s rent, service fee, and any admin fee, is displayed on the booking summary page before you submit your request. Nothing is added after you confirm.
What currency does Uniplaces charge in?
All transactions on Uniplaces are processed in euros (EUR). If your card is in a different currency, your bank converts the amount at its current exchange rate. Uniplaces does not apply currency conversion fees.
