How to Cancel a Booking Before Moving In

You can cancel a confirmed booking before move-in from your Personal Dashboard. Your refund eligibility depends on when you cancel and the cancellation policy that applies to your listing.

How to cancel

  1. Log in to your Uniplaces account and go to your Personal Dashboard
  2. Select the booking you want to cancel
  3. Click Cancel booking and follow the on-screen steps
  4. Review the refund amount you’ll receive based on the cancellation policy
  5. Confirm the cancellation

You’ll receive a confirmation email once the cancellation is processed. If a refund applies, it will be returned to your original payment method within the timeframe stated in your cancellation policy.

When can you cancel for a full refund?

Whether you receive a full refund depends entirely on the cancellation policy applied to your listing. Each listing on Uniplaces has one of three cancellation tiers — Flexible, Moderate or Strict — and the refund window differs for each.

What are the cancellation tiers?

What happens to your payment?

If your cancellation qualifies for a refund, the amount is returned to your original payment method. Refund timelines vary depending on your payment provider — card refunds typically take 5–10 business days to appear on your statement.

If you paid with Klarna, the refund is processed through Klarna, and your payment plan is updated accordingly.

What if the landlord cancels?

If your landlord cancels a confirmed booking, you are entitled to a full refund — including the service fee. Uniplaces will also help you find an alternative listing if the cancellation happens close to your move-in date. Landlords who cancel confirmed bookings face penalties on the platform, which is why landlord-initiated cancellations are rare.

Yes — you can cancel a pending booking request from your Personal Dashboard at any time before the landlord accepts. No charge applies for cancelling a pending request.

Is the service fee refunded if I cancel?

The service fee is generally non-refundable, even if your cancellation qualifies for a full rent refund. Check the specific terms for your listing’s cancellation policy for confirmation.

What if I need to cancel due to exceptional circumstances?

Contact the Uniplaces support team directly and explain your situation. In cases of serious illness, natural disaster, or other force majeure events, the team may be able to offer more flexibility than the standard policy allows.

Can I transfer my booking to another person instead of cancelling?

Bookings on Uniplaces are personal and cannot be transferred to another tenant. If you can no longer use your booking, cancellation is the correct process.
