Booking Conditions: Bookings accepted from 1 month until to 12 months: In some periods we reserve the right not to accept short-term bookings. After booking confirmation: In order to proceed with the next steps and complete the booking, we need to ask you to provide some information and documents that you will have to send in the next 7 days from today, it is mandatory to declare all arriving people, The information to be sent for all incoming tenants, including minors if present. IMPORTANT INFORMATION: The requested documents must show the real and valid reasons for the stay in Italy (study, work or other valid for Italian law, residents in the same municipality of destination are not accepted for transitory reasons. For bookings with arrival within the next 7 days or in the following 24/48 hours after booking confirmation, customers must immediately send all the required documentation and proceed with the missing payments (Security Deposit, Utilities, Final Cleaning) otherwise the property will proceed with the immediate cancellation of the booking and will withhold the payment of the first month's rent paid to the portal without any refund. Requested documents: 1-Passport, identity card for European citizens, residence permits are not accepted as identity documents, they must always be accompanied by a passport or ID card. 2- Tourist visa in possession, can be delivered too upon arrival together with the entry stamp to the country. 3- Legal address of residence in the country of origin. 4- Italian Tax Code ( codice fiscale) we don't accept just the number, should be document or card. 5- Registration accepted by the school, employment contracts, business trips, courses, internships, treatments, medical visits or hospitalisations, other things to be evaluated. *For guests without a Tax Italian Code, don't worry, you have seven (7) days after check-in to request it from the Italian Revenue Agency and send it to us, the tax code is mandatory for contract registration, if 30 days after arrival you have not sent the tax code, there will be a penalty of 50 euros for each week of delay after that. *Documents other than those indicated above will not be taken into consideration and the reservation will be automatically cancelled. To know: It is not possible to send lease contracts if all due fees have not been paid beforehand. To access the apartment it is necessary to have first paid all due fees such as: utilities, administrative costs and security deposit, signed the contract and attached administrative documents acceptance of all terms and conditions of the service. We recommend making the remaining payments as soon as possible after booking confirmation or at least 10 days before the arrival date, in this way we can proceed with the signing of the contract, in this way on the day of arrival we only have to deliver the apartment to you. *The apartment is also available for companies, for companies contracts there is a 30 percent price increase. *Cleaning services: The apartment will be delivered completely clean, without damage and functioning, at the time of check out it must be delivered exactly the same, otherwise a sum of 250 euros will be retained from the security deposit. (Extra intermediate cleaning are available on request) cost to be budgeted. The security deposit is required as a guarantee of the property and can never be considered as payment of the monthly rent or for any other type of payment, it must be paid in full no later than the day of check-in together with the Administrative fee and the flat rate required for utilities / condominium. - Utilities and condominium flat rate: Studios 150 euros, One-bedroom apartments 200 euros, Two-bedroom apartments 250 euros, From 3 rooms up to 300 euros. * For the winter period from 15 October to 15 April in addition to the costs of utilities and condominium there will be in addition a fixed cost of heating that varies according to the type of property starting from 50 euros. * For stays which do not start on the 1st of the month or which do not end on the 30th of the month, the balance will be proportional. -Admin fee 250 euros CHECK IN / OUT: - Check-in from 3pm to 6pm and check out until 11am from Monday to Saturday. - Check-in / out at the apartment outside office hours there will be an extra cost of 50 euros, upon request and acceptance by the building. Check in and check out on Sundays or holidays are not accepted. THE PRICE INCLUDES: - VAT - Assistance service - Wifi service THE RENT PRICE DOES NOT INCLUDE: - Administrative fee - Bed and Bathroom Linen - In case of renewal of the stay, the costs will be borne by the guest. In some cases and for the landlord's needs, it may be decided to apply the 'ordinary regime' registration method, which would entail an additional registration cost, the amount will always be divided between the landlord and tenant and not always in equal parts, it may vary according to various factors that will be taken into account during the contractual phase. * In case of contract renewal for guesthouse contracts (COMPANY), registration costs are not included. Type of payment: 1- Bank transfer: please send proof of payment for confirmation 2- Credit card, we will provide you with a payment link, if you decide to pay this way, bank commission will be added to the total amount. In the reason of the payment it is mandatory to indicate: -Name and surname. -Address of the apartment and city. * Payments without this information cannot be managed due to lack of data and considered as non-payment, bank transfers or separate payments are not accepted for each tenant, payments must be made in its entirety from a single current account or a single credit card. CANCELLATION AND WITHDRAWAL POLICY: -For reservations canceled more than 60 days before check-in, the tenant will receive the full first month's rent in advance. -For reservations canceled between 31 and 59 days prior to check-in, the property receives 50 percent of the first month's advance rent from the tenant. -For reservations canceled less than 30 days prior to check-in, the property receives 100 percent of the first month's advance rent from the tenant. -For reservations canceled on the same day of the check-in date up to 48 hours after check-in, the property receives 100 percent of the first month's advance rent from the tenant and any refund of the security deposit will be at the owner's discretion. *Once the lease period has begun, it is possible to withdraw from the lease with 90 days notice without incurring penalties; otherwise, the entire security deposit will be withheld. If the lease is terminated before the natural expiry date as per booking, even with regular notice, the customer must compensate the property, where present, for the commissions paid to the website on the entire rent. Upon check-out, if no damage is found to the apartment and all costs due have been paid, the security deposit will be returned within 14 days once the last bills for actual consumption have been received to proceed with the adjustments. The flat consists of a bright double bedroom with wood-panelled walls, a large window and air conditioning; a living room with a sofa bed, television and air conditioning; a kitchen equipped with washing machine, microwave, oven, fridge and freezer.
