Instead of contacting the landlord outside the platform, you submit the request through Uniplaces \u2014 with your dates, personal details and a short message \u2014 and the landlord decides whether to accept.<\/p>\n<p><strong>Not every listing works through booking requests.<\/strong> <a href=\"\/help\/tenants\/finding-a-place\/instant-booking-listing\/\">Instant Booking listings<\/a> are confirmed immediately, with no approval step required. But outside of those, sending a booking request is the standard way to secure a place.<\/p>\n<h2>What happens when you send a request?<\/h2>\n<p>As soon as you send the request, the landlord is notified immediately by email and has <strong>24 hours to respond<\/strong>. Three things can happen during that window:<\/p>\n<ul>\n<li><strong>The landlord accepts<\/strong> \u2014 your payment is processed automatically and the booking is confirmed. You receive an email with the landlord&#8217;s contact details and move-in instructions.<\/li>\n<li><strong>The landlord declines<\/strong> \u2014 the request closes and you are not charged. You can search for another listing straight away.<\/li>\n<li><strong>The landlord doesn&#8217;t respond<\/strong> \u2014 the request expires automatically after 24 hours and you are not charged.<\/li>\n<\/ul>\n<h2>What information does the landlord see?<\/h2>\n<p>When your request arrives, the landlord can see:<\/p>\n<ul>\n<li>Your <strong>name and bio<\/strong> from your Uniplaces profile<\/li>\n<li>Your intended <strong>move-in and move-out dates<\/strong><\/li>\n<li>The <strong>message you wrote<\/strong> in the request<\/li>\n<li>Basic <strong>account verification<\/strong> information (email confirmed, profile completed)<\/li>\n<\/ul>\n<p><strong>The landlord does not see your payment details<\/strong> \u2014 that information is held securely by Uniplaces and only processed if your request is accepted. A complete bio and a friendly message significantly increase your chances of being accepted \u2014 treat it like a first introduction.<\/p>\n<h2>Are you charged when you send a request?<\/h2>\n<p>No. <strong>Your card is only charged when the landlord accepts your request.<\/strong> You enter your payment details at the point of submission, but they are stored only \u2014 no money is ever taken while your request is pending, if it is declined, or if it expires.<\/p>\n<p>Once a booking is confirmed, Uniplaces processes the first month&#8217;s rent and the service fee. The amount is held by the platform and only transferred to the landlord 24 hours after you move in \u2014 this is the <a href=\"\/help\/tenants\/moving-in\/24h-safety-period\/\">24-hour safety period<\/a>, which protects you if the property doesn&#8217;t match the listing.<\/p>\n<h2>What happens after the landlord accepts?<\/h2>\n<p>Once the landlord accepts, your booking is confirmed and there are no further required steps on your side.
