You can also check all pending requests at any time directly from your Personal Dashboard.

How you’re notified

When a tenant sends you a booking request, Uniplaces sends you an email notification immediately to your registered email address with the full details of the request.

You have up to 48 hours to respond from the moment the request is sent. If you don’t respond within that window, the request expires automatically and the tenant is not charged. Make sure your notification settings are active so you never miss a request.

Where to see booking requests

All pending booking requests are visible in your Personal Dashboard. Log in at ap.uniplaces.com and go to Bookings to see a full list of pending, confirmed and past requests. Select any request to view the full details and respond.

You can also reply directly from the notification email — click the link in the email to go straight to the request in your dashboard.

What information does the request contain?

When you open a booking request, you can see:

Tenant name and profile — their name, profile photo and short bio

Tenant type — whether they’re a student, Erasmus participant, intern or young professional

Proposed dates — their requested move-in and move-out dates

Personal message — a short introduction from the tenant

You cannot contact the tenant directly before accepting the request. If you have questions about a specific request, contact the Uniplaces Customer Care team and they’ll get in touch with the tenant on your behalf.

How long do you have to respond?

You have exactly 48 hours to accept, decline or suggest new dates for each booking request. If you don’t respond within this window, the request expires automatically — the tenant is not charged and your listing remains available.

Worth knowing: your response rate is tracked by Uniplaces. A high response rate improves your listing’s visibility in search results. Responding quickly — ideally within a few hours — signals to tenants and to the algorithm that you’re an active, reliable landlord.

What happens if you miss the deadline?

If the 48-hour window passes without a response, the booking request expires. The tenant receives an automatic notification and is free to search for another listing. You will not be penalised for a single expired request, but consistently missing deadlines will reduce your response rate score and lower your listing’s visibility over time.

If you know you’ll be unavailable for a period, update your availability calendar to block those dates and prevent new requests from coming in. See <a \u0000TOK0\u0000>How to Update Your Availability Calendar.

Frequently asked questions

Can I turn off booking request email notifications?

You can manage your notification preferences from your Personal Dashboard under Account Settings. However, we strongly recommend keeping email notifications active — missing a booking request means a potential tenant moves on to another listing.

Can a tenant send me a message before sending a booking request?

No — tenants can only communicate with landlords after a booking is confirmed. Before that, all enquiries go through the Uniplaces team. This protects both parties and ensures all bookings are processed securely through the platform.

What if I receive multiple booking requests for the same dates?

You can receive multiple requests for overlapping dates. Once you accept one, the others for the same period are automatically declined and those tenants are notified. Review requests in order of arrival and respond to the most suitable one first.

Can I see a tenant’s full profile before deciding?

Yes — when you open a booking request you can see the tenant’s name, profile photo, bio and whether they’re a student or young professional.
