Modern and bright 85 sqm three-room apartment located in Bologna, on the 7th floor of a residential building with lift (access without steps) in the Saragozza district. The property has an unassigned parking space inside the condominium courtyard, and a pleasant panoramic terrace overlooking the Basilica of San Luca. Up to 5 guests have access to a fully equipped kitchen and are provided with bed linens and towels. Upon arrival, our staff will be waiting at the apartment to explain how everything works and to hand over the keys. During your stay, our staff is available to address any requests or concerns. This apartment, overlooking a side street, reserved and very quiet, is furnished in a modern and functional style. It is equipped with air conditioning in every room and central heating. It is located close to viale Sandro Pertini, in the context of a green neighborhood well served by commercial activities and public transport, which allows you to quickly reach the historic centre by car, or by bus. The entrance leads into the large living room, which overlooks the terrace, equipped with a table and its seat. The living area includes a relaxation corner, furnished with a single pouf-bed (80 x 200 cm) and a comfortable sofa for 4 people, equipped with a chaise-longue, placed in front of the 50" Smart TV. The elegant, white extendable table can accommodate up to 6 diners and is located on the opposite side of the open kitchen, which in turn features a peninsula complete with 2 stools, excellent for a quick breakfast. The kitchen puts a complete kit at guests' disposal and includes dishwasher, oven, column fridge, electric kettle and hob. To access the sleeping area, a corridor takes you to the large master bedroom, which is equipped with a 27" TV; it is furnished with a comfortable double bed (160 x 200 cm), a large wardrobe and allows access to both the walk-in closet and the en-suite bathroom, equipped with a crystal shower cubicle. The second bedroom offers two single beds (80 x 200 cm) which can eventually be joined to form a double bed. The furnishings are completed by a large chest of drawers and a comfortable smart-working station, complete with its armchair. The washing machine is in the second bathroom. It has a window, it is decorated with elegant ceramics in shades of gray and equipped with a large glass shower cubicle. Finally, along the corridor there is a small storage room, where the equipment necessary for cleaning and taking care of the house has been stored. Equipment: - Centralized heating - Air conditioning with a split in each room - Unassigned parking space in the condominium parking lot - 8 sqm terrace, with chair and seat - Washing machine, clothes rack, iron and ironing board - 50” Smart TV and 27” TV - Kettle and moka coffee machine - Lift, there are no steps to access the property Important: guests are required to pay a tourist tax not included in the price (EUR 4,60 per adult, per night. It is applied only on the first 5 nights). Area: The apartment is located in a verdant residential area, extremely convenient, outside Porta Saragozza, not far from Casalecchio di Reno. Located in the immediate vicinity of the Terme Felsinee, the apartment is not far from the important Ospedale Maggiore, the Stadio dall'Ara and the Unipol Arena. The property is easily accessible by car thanks to its proximity to the Bologna ring road, and at the same time allows you to get to the historic centre very quickly through Viale Sandro Pertini. The neighborhood is surrounded by public parks and it is possible to find numerous nearby shops, two supermarkets, a bank and a post office a few steps from the house. Not far away, there's the portico of San Luca, which is the longest porticoed walkway in the world. It allows you to reach the top of the hill where the religious sanctuary of the same name is located, which is also visible from the windows of the house. Public transportation: Buses number 14, 20 and 21 pass a few meters from the apartment and allow you to arrive directly in the heart of downtown, or at the Bologna train station. Parking: The apartment is outside the restricted traffic area (ZTL) and has an unassigned parking space, subject to availability, in the condominium parking lot. There's also the possibility of free parking in the streets adjacent to the property. Pets: Pets are allowed (EUR 20 plus VAT per night, limited to the first 5 nights).
