Pleasant and bright 87sqm two-bedroom apartment located in Bologna, on the 7th floor of a residential building with lift (access with 1 step) in the Sant'Orsola – San Donato area. The property has a pleasant terrace, equipped with a comfortable anti-sun awning and overlooking the Bologna Fair. Up to 5 guests have access to a fully equipped kitchen and are provided with bed linens and towels. Upon arrival, our staff will be waiting at the apartment to explain how everything works and to hand over the keys. During your stay, our staff is available to address any requests or concerns. This apartment is located in a very quiet street and is furnished in a classic and functional style. It is equipped with split air conditioning in the master bedroom and living room, while the guest bedroom has a ceiling fan. The heating is centralized and can be regulated via the thermovalves on the radiators. The property is located close to Via San Donato, in the context of a green neighborhood well served by commercial activities and public transport, allowing you to quickly reach the historic center by car or bus. The entrance leads onto a long corridor from which you can access the living room, the bathroom and the 2 bedrooms. The living area, which overlooks a long terrace, includes a relaxation corner, furnished with a single sofa bed (80 x 195 cm) and a comfortable wooden table for 6 people, placed in front of the 37"" flat-screen TV. The sideboard, the TV cabinet and the pantry were made of the same material as the table, so as to make the environment extremely welcoming and harmonious. The kitchen is conveniently separated from the dining room by a folding door. It offers guests a complete set of utensils and is equipped with a Nespresso coffee machine, oven, microwave, column fridge, electric kettle, toaster, food mixer and gas hob. To access the sleeping area, follow the corridor, which ends in the large guest bedroom, from which you can access a practical veranda, equipped with a wardrobe containing utensils for cleaning the house. The guest bedroom offers two single sommier beds (80 x 195 cm), which can be joined to form a comfortable double bed (160 x 195 cm), a large wardrobe and a corner desk, ideal for smart working. The master bedroom is furnished with a refined double bed in solid walnut wood (160 x 200 cm), a large chest of drawers topped by an Art Nouveau mirror and an imposing 6-door wardrobe, complete with shoe rack. The washing machine is located in the large bathroom with window, decorated with pure white ceramics and equipped with a large shower cubicle, which includes a retractable seat. Finally, guests have access to a second sink inside the bathroom, useful for washing clothes by hand. Given the large space offered by storage furniture and wardrobes, the property is also suitable for multi-month stays. Facilities: - Centralized heating - Split air conditioning in the living room and in the master bedroom - Ceiling fan in the guest bedroom - Terrace of approximately 8 m2 and veranda of approximately 6 m2 - Washing machine, drying rack and iron - 37"" flat screen TV - Kettle, Nespresso, toaster and moka for coffee - Elevator, only 1 step to access the property Important: guests are required to pay a tourist tax not included in the price (€ 3 per adult, per night. It is applied only on the first 5 nights). Area: The apartment is located in a green residential area, extremely convenient and not far from the Bologna Fair. This is a highly strategic position as it allows you to quickly reach the historic center (about 1.3 km), the Sant'Orsola hospital and the San Donato ring road exit. The area is well served by public transport and also in terms of shops. In via Duse there are several mini markets and bars, as well as a pharmacy, while in the adjacent via San Donato, there is a well-stocked supermarket, several restaurants (sushi, pizzerias, trattorias), pubs and a rock nightclub (Covo Club). Public transportation: Bus number 38 passes a few meters from the apartment and allows you to arrive directly at the Bologna fair. At the same stop, bus number 21 allows you to get to the station, while bus 20 takes you from via San Donato to the heart of the historic center of Bologna. Parking: The apartment is outside the Restricted Traffic Area (ZTL). It is possible to park on the blue lines: parking is free on Sunday and every day from 8.00 pm to 8.00 am; and for a fee during daytime hours on weekdays (red parkometers). Pets: Pets are allowed (€ 20+VAT per night, limited to the first 5 nights).
